When are they launching the Good Tenant Charter? The one that says tenants will look after the fabric of the property asset (not fair wear and tear). All licensing does is add another layer of red tape, another charge levy and you guessed it – rents get to increase yet again. Rents are high as supply of property is low in the PRS and the local authority ecosystem too. Selling off local authority housing might have won Margarate Thatcher an election, but 37 years later … what a surprise there is not enough housing stock.

Maybe ban the sale of local authority property in the UK … not an election winner but it would help. Each council asset sold off costs 40% more to replace, sell off a propery at 200K it costs 280K to build a new one, no wonder so many councils have gone bust.

Having looked through literally 100s of tenant applications over the years my advice to too many tenants would be to ditch subs to 4 TV channels you never watch costing £85 a month combined, forget the £45 month latest phone, you don’t need 2 take away coffees at £8 a day and you don’t need a newer car costing £400 a month.

It is great to feel that the elected representatives of the UK, including the ex-first minister of Scotland, choose to run and make policy utilising Whatsapp, which is not both unsecure and has the advantage it can be ‘selectively or accidently deleted.’ Not forgetting Rishi Rich our PM who according to the FT was ‘unable to remember where any of his WhatsApp messages are from Covid, stating, ‘I lost all my WhatsApp messages and my trousers.’

Definitely Disco Gove the Levelling up clown and his circus friends now need to leave the circus tent asap as they are destroying the property sector, planning is impossible to get through, newbuilds lowest rate for a decade, PRS hit from every angle, taxation and over regulation on landlords leading to … you guessed it higher rents as less inventory for tenants.

Foxtons is undervalued, and with so much M/A activity at present it is a 60/40 bet that by the end of 2025 it will be under new ownership. So perhaps the trumpeting of rapid expansion aligns with driving a better price, also Guy has been in post less than two years so maybe September 2024 onwards when he has officially been in the driving seat for 24 months the board might see better where everything is heading. It is interesting also that Foxtons genesis was built upon being open all hours in the early 1980’s, to capture market share, now with digital all agents are open 24/7 so that USP has long since vanished.

Interesting! Looking at the House of commons these are the MP’s/Independents who now sit. The Conservative party has 260 men and 88 women, Labour has 95 men and 104 women, SNP has 28 men and 15 women, Independent has 16 men and three women, Lib Dems has 15 men and 10 women, Sinn Fein has 5 men and 2 women, Plaid Cymru has 2 men and 1 woman, Alba has two men, SDLP has 1 man and 1 woman, Alliance has 1 man, Green Party has 1 woman, Speaker is 1 man and the Workers Party has one male. So Labour would seem to be ahead of most of the parties in terms of equality.

I like the energy Gittens has seemingly given Foxtons.I guess the real test is to transfer all this energy and lets face it big investment into tangable strong mid term results.
